Real Estate in Thailand

Buying real estate in Thailand for personal use or as an investment is more complicated of a process than in many other countries. Please note: before proceeding with the purchase of real estate in Thailand you should obtain advice from a lawyer or that of a reputable real estate agent familiar with Thailand. Obtaining advice from a trust worthy source will surely save you time and help you to avoid frustration and any confusion about the real estate buying process and how it works in Thailand. It is important to note that the Thailand Real Estate industry is not regulated so be wary of real estate agents trying to bully you into signing contracts and ask to see the deed property to verify the information is accurate.

It is vitally important to know what you are buying. Once the sale is final any problems you may have bought are now yours to keep. To avoid this from happening it is wise to obtain a house inspection report before agreeing to buy the property. It is far better to find out about any problems before buying and not after.

Thailand has many different types of properties available. You can undoubtedly find your dream house but you must be sure and get your paperwork right. Prices for real estate are much cheaper in Thailand then in Western houses but you need to pay special attention to the wiring, water and most importantly the deed title. We can’t stress enough the importance of verifying what you are buying in advance, as noted above the real estate industry is not regulated so the only person looking out for you – is you!

When looking at real estate properties in Thailand, you might want to keep in mind the following considerations prior to purchasing:
Location, location, location! The roads, proximity and access to businesses, shops, and hospitals and any other special necessities and requirements you may need.

Telephones – Will you have direct access lines and IDD facilities available? Being able to reach emergency agencies and family and friends is important.

Internet Access – Is broadband internet available in the area of Thailand you are considering? If not broadband, what type of internet access is available to you.

Air Conditioning is an absolute necessity in Thailand, really it is.

Water – Mains and water supplementary storage facilities.

Electricity - Main connections and backup generators for condominiums.

Security - 24 hour security service, door and window locks.

Are Cable or Satellite TV connections available?

Pest Control - Do they have localised pest spraying and flywire screens on all the windows.

Hot water facilities - nearly all water in Thailand is instant water and not storage.
